Our Process - Everything you need to know about starting a project with Kodiak Construction

Preliminary Consultation
During our first meeting we will discuss the desired scope of the project.

Items which must be considered:

Size
• How big is the project? (Square Footage)
• How many rooms are involved in the project?
• What accessory structures are attached to the project? (Decks, porches, garage)

Price
• Hard and Soft Construction Costs (Lumber, Drywall, Supervision, Overhead)
• Landscape (bushes, plants, stone walkways)
• Amenities (Electrical, Plumbing, Cabinetry)

Specifications
• What type of finish? (Painted trim, stained trim, hardwood, tile, carpet
• What style finish? (mosaic tile, custom woodwork, Craftsman or Victorian)
• How complex is the desired work?

Fixed Cost
• What is the lot cost?
• What is the existing condition of the house, how does the addition connect?
• How is the access to the site?

When answering these questions it is important to remember that Size, Price, and Specifications are variable to the project and interact with each other. As the size of the project increases, the specifications and price of the project may increase. As the specifications of the project decrease, the size and price may decrease, etc. Since the owner can control two out of the three variables, it is necessary for the Owner to determine which criteria are more important, whether it be size, cost, or finishes. It is our responsibility as the Builder to provide information on the third variable as associated with the owner’s criteria and combine all information as a proposal for the project.

Proposal Delivery & Review
Once a proposal has been completed, the owners will be provided with all information that is necessary to make an educated review of the scope of work. A questions and answer session will be provided so that the Owners can ask about any details they are unsure of, or request changes to the variable costs. A revised proposal will be provided with this information. Once a project and its specifications have been agreed to, a construction agreement can be prepared, setting the start time, duration of the project, and the payment schedule. Contract signings are usually completed 30 – 60 days prior to the start of construction depending on the lead time for project items such as permits and material lead time.

Design & Permitting
Once the contract agreement has been signed, the project can be sent to design and permitting. Initial sketches are finalized as construction ready drawings with all structural information, and a building permit with the Town or City is obtained. Design time and permit time varies depending on the size of the project and the municipality in which the project is located.

Selection Process
During the design and permitting process, we will meet with you to finalize selections for your project. Selections could include siding color, cabinetry, flooring, electrical, and plumbing fixtures. Checklists are provided to assist with these items.

Physical Construction
Kodiak Construction focuses on a team approach to construction. Through our professional relationships between our carpenters, suppliers, and tradespersons, we are able to organize and build the project that you have envisioned in a timely and professional manner. During the construction of your new house or remodel, we will maintain communication with you through e-mail, offering written progress updates and change orders as changes are requested.

Project Completion and Follow-up
Written records of the specifications are maintained for new construction and new homeowners are provided an owners’ manual at completion. The owners’ manual will assist you in the operation of your new house, including not only manufacturers' manuals, but handling and cleaning directions for many of the areas of your home. Through Kodiak’s strict adherence to the highest quality standards, we are able to reduce the need for follow-up warranty work. However, due to the complexity of the systems within a house, it may be necessary for Kodiak Construction to perform warranty repairs. During the first twelve months after construction is complete, Kodiak Construction will repair any item which has failed due to installation errors. We ask that repair requests be sent in writing via e-mail so that a repair schedule can be prepared and forwarded to you. Most requests can be resolved within the week of request; however, some may require that material be ordered.
